Project Details

Type. Refurbishment and renovation, 419-keys and public areas

Role. Design, Project and Construction Management

Scope

SEA Consult Projects provided full Design, Project and Construction Management services for the 419-key Intercontinental Hotel renovation and refurbishment program in Bangkok, Thailand.

The US$35 million 2-year refurbishment program was undertaken, whilst the hotel remained in full operation. This project included 381 guestrooms, 38 suites, 6 restaurants, hotel lobby and reception, lobby lounge and bar, ball and function rooms, saunas, a complete health and beauty spa, a state-of-the-art fitness center and swimming pool as well the landscaping throughout. The hotel is on a prime location and is near Bangkok’s major tourist attraction and shopping centers.

Challenge

SEA Consult Projects big challenge on this project was to careful plan and manage the integration of all major key facilities that included Guest Rooms and Suites, Ball and Function Rooms, Main Reception and Lobby Areas, Restaurants and Lounge; all of which had to be delivered continuously, 24/7, whilst the Hotel enjoyed high occupancies. Such a scenario, due to noise, access, fumes, safety and is always a major challenge on this kind of projects.

We managed this by using our stringiest management processes, awarding of all contracts was through a competitive and transparent process, whilst consulting the Hotel Owner and Operator continuously on all key decisions and coordination elements.
