SEA Consult Projects were appointed by the developers to provide Development Advisory services for the new Holiday Inn Resort Benoa located near the famous Nusa Dua Beach in Bali, Indonesia.
The project consists of a 168-key resort with beach view rooms, as well as a spa, ballroom, function rooms as well at the customary food and beverage facilities.
Responsibilities for the project include conceptual and design development, feasibility studies, cost planning, value engineering and coordination, tendering of contracts, peer construction review, project and construction management and assistance in the procurement of FF&E and OS&E items with the InterContinental Hotel Group’s architectural & technical team.
- Conceptual and Design Development: Development of detailed master plan & concept design brief for the project design team. Co-ordination and supervision of design development with architects, engineers, interior designers and landscape architects.
- Preparation of Bid Documents: The project team will be responsible for the preparation of bid packages for construction works including piling, main building works, M&E works, interior fit-out and landscaping. This includes the necessarily conditions of contract and special provisions required to minimize the Owner’s risk and to meet the project schedules.
- Tendering of Contracts: Due to the complex nature and fast track requirements this project and we will be using the GMP (Guaranteed Maximum Price) contract for the tendering of contracts and construction. This will enable us to timely contract the construction with reputable firms who are able to provide the quality required within the tight time frame.
- Peer Construction Review and Management: The project construction period is expected to be 30-months during which time we are responsible for construction and quality management of the works.
